Project name: The Point House
Project overview: The site for this home was a 7,000-square-fot lot, nestled into a row of similarly sized properties, mostly former “fishing shacks.” Due to the lots size and its proximity to neighbors, this home was limited to just two bedrooms. The homeowners had inherited this property, after spending childhood summers in the neighborhood, and their primary goal was to create a new home that would last generations, respect the local vernacular, and respond sensitively to its surroundings, all while minimizing its impact on the environment.
A compact footprint and strategic roof design were used to create an efficient interior, while allowing itself to fit snugly within the existing vernacular and scale of the neighborhood. The rooms are all a modest scale, but comfort is maximized with an organized layout and limited circulation.
Natural white cedar shingles and shiplap wear and patina, and the standing seam metal roof withstands the site’s harsh elements including wind and salt air.
This is an all-electric home with a 6.4kW solar panel array, 0.72 ACH50, and a HERS score of 22. Care was taken to keep energy consumption to a minimum while maintaining a comfortable living quality for its occupants.
Mineral Wool insulation is used throughout, with thickened walls allowing for a robust but affordable insulation package. The primary interior material of white oak will last generations. Other materials used include durable porcelain, and resin-free terrazzo made from recycled stone.
