Project overview: Located on Buffalo’s Outer Harbor, this project reimagines an abandoned 100,000 sqft cold storage warehouse as a catalyst for civic life along Lake Erie. Instead of demolition, the design embraces adaptive reuse, preserving the steel frame and concrete foundations as an open-air armature for concerts, markets, and sporting events, while a vivid red new volume “floats” beneath, housing flexible restaurant, theater, and event spaces. The dual condition, historic structure and contemporary insertion, creates a dynamic tension between memory and innovation, extending Buffalo’s industrial heritage into a resilient future. The color red, both symbolic and functional, contrasts Buffalo’s long, gray winters and acts as a beacon of warmth and vitality. An icon on the industrial waterfront, it signals renewal, visibility, and energy, embodying resilience and cultural identity.
Environmental stewardship is central to the design, with Net Zero Carbon, Energy, Water, and Waste strategies targeting LEED Platinum and LEED Zero certification. Geothermal systems, rainwater capture, and green roofs reduce resource use, while on-site renewables balance emissions, positioning the project as a model for carbon neutrality. Socially, layered programming ensures activity in all seasons, offering equitable access to cultural, educational, and recreational opportunities along the waterfront. Through life-cycle analysis and stakeholder collaboration, the design demonstrates that preservation, sustainability, and symbolism can converge to strengthen identity, expand economic opportunity, and transform underutilized infrastructure into inclusive public space. The result exemplifies how architecture can bridge past and future while activating the waterfront as a place of vitality for generations to come.
